The trade desk.

Land studies for the people who build. Send us the parcel; we read the code and send back a study you can put your name on.

Who it's for

What arrives

PDF and DWG, Rhino on request. Sheets at 24 × 36 or 11 × 17, or a letter report, in English or Spanish; another language is $99 more. Send markups on the Site Plan Study PDFs and they come back as the next round; the first review is included, then $350 an hour.

Your letterhead

Studies go out under your name if you want. Ours stays off the page.

How it runs

  1. Send the address or folio.
  2. Settle the bill.
  3. We read the code, the plat and the surveys you have.
  4. The study arrives by email: the PDF, and the DWG where there are drawings.

What we don't do

We don't sign or seal plans, file permits or give legal opinions. We do the research those start from.

Every study is a desk review of public records and the adopted code. We don't file, expedite or obtain permits, we don't attend hearings, and a study is not an approval, a survey, an appraisal or a zoning verification letter.

Wanted Florida-licensed architects, engineers and private plan reviewers who already work with AI in their practice, to sign and seal plans and to review them. Talk to us.

Bring a parcel. We'll read it together.

How should we confirm you?

Weekdays, 10am to 6pm Eastern, on Google Meet.

Licenses are checked live on the Florida DBPR public register, and we keep the license details on file. Same-day calls need at least 2 hours 30 minutes' notice.

Request a study

Five minutes. Anything you leave blank we ask about in the reply. Nothing is charged until you approve the scope and the price; a Lot Check on its own can be paid straight away at its fixed price.
